For buyers in Georgia.

Many buyers qualify for more help than they expect. Here's what each program offers, who qualifies, and how to apply. If you'd like help sorting through it, I'm always glad to talk.

Important: Always verify any financial information with your lender. Program details, limits, and amounts change, so please confirm current terms before making decisions.

What you get

  • A 0% second mortgage with no monthly payments, used for your down payment, closing costs, and prepaid items.
  • It's a loan, not a grant. You repay it when you sell, refinance, transfer title, or stop living in the home.
  • Works with FHA, VA, USDA, or conventional loans.

Who qualifies

  • First time buyers, meaning you haven't owned and lived in a home in the last three years. This is waived in targeted areas and for veterans who haven't used bond financed mortgage help before.
  • A credit score of 640 or higher (660 for a manufactured home).
  • Household income and price under the county limits below.
  • No more than $20,000 or 20% of the price in liquid assets after closing, whichever is greater.
  • At least $1,000 of your own money toward the purchase. A gift can typically cover it.
  • A homebuyer education course.
  • The home must be your primary residence: a single family home, townhome, approved condo, or manufactured home. Two to four unit homes don't qualify.

These loans can be paired with Georgia Dream if you qualify for both.

For veteransU.S. Department of Veterans Affairs

VA home loans

As a U.S. Army veteran, this one is close to my heart. If you've served, it's worth a look first.

What you get

  • Often no down payment, as long as the price isn't higher than the appraised value.
  • No private mortgage insurance.
  • Closing costs that the seller may pay. Most buyers pay a one time VA funding fee.

Who qualifies

  • Service members with at least 90 continuous days of active duty.
  • Veterans who served since August 2, 1990, generally for 24 continuous months or the full period called to duty (at least 90 days).
  • National Guard and Reserve members with 6 creditable years, or qualifying active duty service. Some surviving spouses also qualify.
  • You must meet VA and lender credit and income standards and live in the home.

How to apply

  • Request your Certificate of Eligibility (COE) online through VA, or ask your lender to request it for you.
  • Get preapproved with a lender that makes VA loans.
  • Read the full rules on VA's eligibility page.

Once you own your home, ask the Hall County Tax Assessors whether you qualify for their 100% Disabled Veteran Exemption.

USDA Rural Development

USDA guaranteed loans

Parts of Hall County and the Northeast Georgia region may be in USDA eligible areas.

What you get

  • 100% financing, so no money down for those who qualify.
  • A 30 year fixed rate.
  • Closing costs can be included in the loan in some cases.

Who qualifies

  • Household income no higher than 115% of the area median income.
  • A home in an eligible rural area. Check any address on the USDA eligibility map.
  • The home must be your primary residence.
  • U.S. citizen, U.S. non citizen national, or qualified alien.
  • No set credit score, but you need to show you can manage debt.

How to apply

Federal Housing Administration (HUD)

FHA loans

Insured by HUD, FHA loans can be a good fit if you're working with a smaller down payment.

What you get

  • A down payment as low as 3.5% of the price.
  • Low closing costs and easier credit qualifying, according to HUD.
  • You can roll the upfront mortgage insurance premium into the loan. There is also an annual premium.

Who qualifies

  • You meet standard FHA credit qualifications through an FHA approved lender.
  • The home is your principal residence.
  • One to four unit homes, within the FHA loan limit for your county.

What would my monthly payment be?

Plug in a price, your down payment, and a rate to see a quick estimate, including taxes, insurance, and HOA dues.

Tip: in Hall County, property is appraised at full market value and taxed on 40% of that value. I'm happy to pull the tax history on any home you like.
